What is the next step once you've chosen your ideal property?
DEPOSITS
The deposit will depend on the type of property you buy:
Bank-owned properties: Each bank has different procedures, but generally, a first deposit will be required to reserve the property.
Resales: A deposit of approximately €5,000, with the remainder paid upon completion of the purchase. This may vary depending on the property's price and the time needed for completion.
New builds: A first deposit of €5,000 to secure the price, a second deposit of up to 10% within 21-28 days, and the remainder upon completion within 8 to 10 weeks.
Quick completion: In some cases, completion may occur in two weeks. In this case, the deposit can be negotiated to be paid at the time of completion.
TAXES
All prices on our website exclude taxes and legal fees. Here is a guide to the expenses you should consider when purchasing a property in Spain:
Transfer Tax in Murcia (ITP): 8% for resales and bank-owned properties. For new builds, the tax is 10%.
Land registry and notary fees: Between 1% and 2%.
Mortgage costs: Approximately between 1% and 2%, including stamp duty and opening fees.
Lawyers/Legal advisors: Between €700 and €1,500 + VAT, depending on the services required.
Post-purchase expenses: Home insurance, community fees (if the property is in a complex with shared areas), municipal taxes, and more.
Important: In the Region of Murcia, there is a Minimum Market Value (MMV) that can be used to impose an additional tax on properties purchased at very low prices. While it is possible to appeal this tax, success is not always guaranteed, although most buyers have won their cases.
LEGAL REPRESENTATION
We always recommend having independent legal representation when purchasing a property. There are several local lawyers who speak different languages. If you prefer not to travel to Spain during the purchase process, we suggest granting a Power of Attorney (POA) to your lawyer, who can obtain your NIE number, open a bank account, and manage utilities on your behalf. Legal fees typically range between 1% and 1.5% of the purchase price.
NIE (Foreigner Identification Number)
To purchase a property in Spain, you will need an NIE number. We or your lawyer will assist you with the process. If you grant your lawyer a Power of Attorney, they can handle the NIE on your behalf.
BANKS
When purchasing a property in Spain, you will need to open a bank account. We have negotiated exclusive offers for Tadeo Homes clients with one of the region's leading banks. However, you are free to choose the bank that best suits you.
MORTGAGES
We offer properties with mortgages ranging from 60% to 80%, depending on the case.
COMPLETION
The completion process usually takes between 2 and 8 weeks from the time the deposit is made, although for bank-owned properties, it may extend up to 10 weeks.
SEARCHING FOR YOUR PROPERTY
Once you have the keys to your property, we can recommend local maintenance services. These providers will handle cleaning, laundry, and general maintenance of your property.
